Just picked this guy up! Before I went out to check out this house I thought that there was no way this would work out because of the area and the properties that I have seen over here before. It turns out that this house has already been fully rehabbed. I put $5,000 as a rehab estimate on this because... well I figure you can spend five grand in a house doing something. As with most deals I don't have a clear understanding of the circumstances as to why this house was foreclosed on, but my guess is that it was an investor that simply didn't make payments. Whatever happened this property is a steal! After my walk through let me point out the selling points of this house:
- New roof
- Window A/C units in every room (common for the area)
- 95% leveled - has one stress crack
- Completely remodeled kitchen
- Completely remodeled bathroom
- Popcorn scraped
- Has a storage shead
- Huge yard
- Painted inside and out
- Up to code electric wiring
I always tell my clients looking to flip a house that there are only two important factors in a deal: the spread on the deal and the length it will take from beginning to end. Spread on this property isn't huge but the days on market are well below the San Antonio average of around 90. This has to be the biggest no brainer ever. Rental comps in the area appear to be around $900/month. I think this is going to be one of those deals where the first person to see this house will buy it.
I have to say that the information here was the most complete that I found anywhere. I am definitely bookmarking this to come back and express later.
